while in Royal Gardens Estate Area UA in Owerri, a plot of Land measuring 800sqm is selling for 70 million – 100 million Naira.

However, in Ikota Villa Estate and almost all Lagos Island you would have to spend over 5 million – 10 million Naira just to sand fill the water-logged Plot before you can start building.
BUT in Area UA Owerri and almost all Owerri generally you don’t need to do a single sand-filling because there are rarely any waterlogged area so all you do is you just buy and start building.

Now after all this buzzle then lets run a brief comparison on the rental prices of both places;
The rental price of a 3 bedroom apartment in Ikota Villa Estate Lagos rents between 2million – 2.8million Naira.
While the rental price for a 3 bedroom apartment in Area UA Owerri rents for about the same 2million naira to 3m.

If you build in the heart of Owerri City and build a high-end residential or commercial property then you can set your price (fairly reasonably) and you will get it rented in due time. all you do is to set your price according to the market value of same area and according to the quality of your property, and if your property is much more standard than those around the vicinity then you can increase by 10% to 20% but be open to negotiations.
